Mold DIY kits: not clearance, and when to hire
There is no federal mold license and no EPA numeric “safe” mold count for homes. Moisture control is the real control. A consumer kit answers a narrow question about one sample. It does not map hidden growth, find the water source, write a remediation plan, or certify that cleanup is finished.
What a kit actually measures
Most consumer mail-in kits collect a tape-lift, swab, or bulk piece (sometimes a settling dish). The lab reports what it sees on that sample. Mold spores are common outdoors and indoors. “Present” is often unsurprising. “Not detected on this tape” is not a whole-house all-clear.
Post-remediation clearance is a separate inspection after work — usually by an assessor who did not do the cleanup. A kit you run yourself is not that inspection. In New York, Labor Law Article 32 requires an independent licensed assessment to define scope and forbids the same licensee from assessing and remediating the same project.
EPA’s homeowner size rule of thumb: if the moldy area is less than about 10 square feet (roughly 3 ft × 3 ft), most people can clean hard surfaces themselves after fixing the water problem. Larger areas, HVAC contamination, sewage/flood water, or sensitive occupants are reasons to hire.
When a kit can be a first look
- You see a small spot, you can dry the source, and you want a lab to name what is on that surface.
- You are not in a real-estate, insurance, or landlord dispute that demands a licensed report.
- You understand one sample is not clearance and not an air survey of the whole building.
When DIY is wrong — hire a licensed assessor
- Area larger than about 10 sq ft, mold in HVAC, or water from sewage/flood.
- Buying, selling, or documenting a rental and someone will ask for a licensed report.
- You need a written remediation plan or post-remediation assessment.
- Infants, elderly, pregnant people, or people with asthma / allergies / weakened immunity are in the household and you want professional judgment.
- A kit result is confusing, positive everywhere you sample, or collected from the wrong surface.
Only Florida, Texas, New York, and Louisiana run a state mold license that splits (or separately licenses) assessment and remediation. Elsewhere, a private trade-group logo is not a state license. See Shortell’s Mold Assessor Index for transcribed FL/TX/NY lists and Louisiana verification guidance.

The mold kit below is a mail-in sample analyzed at Schneider Laboratories Global (lab fees typically included). The combo card is kept for method context only — its prior Amazon ASIN failed live verification and is not linked. Neither is a licensed mold assessment, whole-house air testing, or post-remediation clearance.
Mail-in · surface sample
Not a clearance
Schneider Labs mold test kit
One mold direct exam (tape-lift / surface, not air). Type of mold and count for that sample after the lab receives the kit.
Mail-in · combo
Not a clearance
Schneider asbestos, lead & mold combo
Adds one asbestos sample and one lead sample to a mold sample. Extra matrices do not create a mold clearance or a licensed assessment.
What a kit cannot prove about a wall cavity
Surface swabs and many consumer air cassettes sample what they touch or pull in a few minutes; they do not map hidden growth behind drywall or prove remediation worked. Licensed assessors use protocols tied to clearance, not shopping-cart kits. Use a kit only as a first look when you already see moisture and need a prompt to fix the leak — never as proof a home is “clear.”

Not clearance. Order a surface kit only when you already see a small moist area and want a lab name on that spot. Add gloves and an N95 for cleanup of hard surfaces under ~10 sq ft after the leak is fixed. Skip the cart — and hire a licensed assessor — for HVAC mold, sewage/flood water, areas larger than about 10 sq ft, or any post-remediation “all clear” someone will rely on.

Not a clearance
Schneider Labs mold test kit
One direct-exam surface sample (tape-lift style), not an air survey and not a clearance inspection. Fix moisture first; a label on a still-wet wall is theater.
PPE
MedPride powder-free nitrile gloves (100)
For wiping hard surfaces during small cleanups. Skip if you are only mailing a dry tape sample and will not clean.
MedPride nitrile exam gloves (100), ASIN B00GS8VGP6 (paid link)
PPE
3M 8210 N95 particulate respirator (2-pack)
Dust/spore control on a small DIY wipe-down. Not PPE for a remediation contractor’s scope, and not proof the cavity behind the wall is clean.
